The Telluride Ski Ranches is a rambling, Aspen filled neighborhood with parcels ranging from an 1 to 5 acres or more, and is located adjacent to, and just south of, the Mountain Village.
Several Ski Ranch lots offer a private setting among Aspen stands, and many have gorgeous views. Neighbors can be seen on a typical day, walking dogs or hiking through the area’s connecting trails.
Sales activity: Until recently, the Ski Ranches has been fairly dormant. But that has changed in the last few years. The Ski Ranches has seen a significant pickup in sales recently, due to shrinking supply in the Telluride & Mountain Village market, coupled with rising price/sq. ft. in these regions. The Town of Telluride has seen a sharp increase in price per square foot in single family residences.
Prices: in the Ski Ranches currently range from a modest home in need of some updating, priced at $895,000- all the way up to a home with spectacular architecture, priced at $3,290,000.
The latter home’s architecture pays wonderful attention to large, open floor space modern design, and features high-end building materials synonymous with the region’s mining history.
Transfer Assessment: Homes in the Ski Ranches are not subject to the 3.0% Telluride or Mountain Village real estate transfer tax/fee, and the Ski Ranches boasts low HOA dues. Owners have septic systems and public water.
So far closed since January 1, 2016, 11 homes have transacted, and 1 is under contract. In 2015 there were 6 and in 2014 there were 13.
