THE CONCEPT IN A NUTSHELL
Fairmont Heritage Place Franz Klammer Lodge is a second vacation home- a private residence club exclusively for homeowners and their guests. It operates like a fine country club. However, instead of reserving tee times, homeowners reserve one of the 63 fully furnished, condominium residences and enjoy five-star hotel services. Unlike conventional time-shares, the property offers flexible, unlimited year-round use, subject to reservation policies. Our owners vacation in million dollar plus accommodations at a fraction of the cost of whole-homeownership. Other properties in Telluride and the Mountain Village offer fractional homeownership, but none have the quality of service and amenities that our lodge owners enjoy. Your mountain home is located in the heart of the Mountain Village Heritage Plaza- just steps away from the ski area, the gondola and all of the fine dining and shopping opportunities that Telluride and the Mountain Village have to offer.
Homeowners receive a deeded 1/10th or 1/20th interest in a two or three bedroom residence. Homeowners may reserve one or two planned winter vacation weeks, one or two planned summer vacation weeks and a third week used in either season. Once the planned weeks have been reserved, any remaining accommodations may be occupied on a space available basis. When demand exceeds supply during peak holiday periods, an equitable rotation system provides our owners with equal reservation opportunities over the years.
In this ownership type, homeowners may choose to receive a deeded 1/20th interest in a fixed usage plan. Select as little as one specific fixed winter week (from Thanksgiving through April). With each fixed winter week, each deeded ownership will also be guaranteed an additional summer week. This summer vacation week rotates on a set schedule- from Memorial weekend in late May through the changing of the colors in early October. Additional vacation time may be reserved during bonus time seasons (a dedicated block of twelve weeks in April, May, October, and November).
1/5th & 1/4th ROTATING OWNERSHIP
With a deeded 1/5th interest in a three bedroom residence, homeowners have two prime consecutive weeks back-to-back, in both the winter and summer seasons based on a rotating schedule. Each deeded ownership also has a second planned week per season, two more space available weeks per season, and extra bonus time year-round based on availability. The 1/4th Ownership provides the homeowner with 12 weeks per Calendar Year in Fairmont Heritage Place Franz Klammer Lodge Residence no. 509. Vacations are scheduled in two consecutive weeks, every 8 weeks. The quarter-share owner may also have unlimited access to the Lodge during the twice-annual Bonus Time.
