Land sales in the Mountain Village in 2015 were 27 and in 2014 were 12. This great uptick may be because the inventory in the Mountain Village single family home category has been consistently dwindling. There are less than 10 homes in the “sweet spot” price range of $2.5-3.5 million currently, and many of them can be considered dated, or in great need of new furniture, or have some other sort of market value compromising factor.
The Mountain Village still has some interesting lots for sale, that are easy build lots. Predominately, they are situated on the golf course, where buyers can enjoy full day sun and offer fantastic views.
The Mountain Village Design & Review Board is seeing about two new applications per month. Primarily, these applications are homes that aren’t speculative in nature, but rather being built for owner use. These home applications are ranging in size from 1,500 feet to well over 10,000 square feet. Some design applications are phenomenal in their beauty and overall design.
The Mountain Village Community Development Code, leans towards alpine mountain style home designs, but does allow for the movement in newer designing themes and current trends. The MV design and review board wants to allow new owners and their architects some freedom to pursue gorgeous new home designs.
Buyers who enjoy sun and views and a town where the newly appearing marijuana shops are not permitted are gravitating towards buying in Mountain Village. The MV Town Council is still working on relocating the proposed Regional Medical Center. The new med center will be a state-of-the-art facility, and located just behind the Mountain Village Market/ Town of Mountain Village Municipal building. This location for medical services will give Telluride Ski Patrollers a seamless ski-in access, and on on-site helipad, if the process continues to move forward.
